Not loving this landlord anymore

I run a small hair salon out of a rented office area in a corporation complex.

Generally, my business is great.

I have awesome people with me and I am seriously glad with the location of our rental property where I run the business. I benefit from the foot-traffic of the numerous neighboring suppliers and care about quite a few walk-in customers from their lunch breaks. My salon is a short and easy drive from our home, and the available square footage is just right for our requirements. I have our rented area set up ideally with current salon chairs, sinks, dryers and a manicure/pedicure area for brides. There is an appealing waiting room where our customers can people-watch in privacy through the big windows and sip a cup of herbal tea. I have a faithful list of return customers who are regular and comfortable with our location. The very last thing I want to do is close up shop and search for a current area to continue to rent. However, our property owner is causing me major problems as the days progress. As part of the rental agreement, the outdoor repair of the property is his complete responsibility. I am tired of taking care of trimming the topiaries, weeding the gardens and sweeping the parking lot. I don’t have any extra time to shovel snow in the Winter or water flowers in the summer. I know I absolutely don’t want to mow the grass or patch holes in the sidewalk in the spring. When I complained about the lack of upkeep, he threatened to quickly raise our rent. Hopefully, we can convince the property owner to fulfill his rental promises so that I don’t need to sue.
