Familiarizing myself with heating rights and laws in a new town

Winter can be brutal, and it will be a while before I leave this east coast town to go back to my hometown.

From switching subway routes, to unshoveled snow on sidewalks, the last thing anyone wants to deal with is unbearable temperatures back at home after a long day.

Given the nature of weather in this city, landlords are required by law to provide quality heating and air to all residents. Any resident who doesn’t receive such services can complain to the Department of Housing Preservation and Development (“HPD”). Since I intend to own property here and lease it out, I wouldn’t want to be in problems with the local heating laws. In a few months, I’ll have to arrange with a heating business to supply me with the best space heater for sale. I am not conversant with the heating technology developments but I can tell the difference between new heating units and old appliances. I also hope the heating contractor will ensure that fire safety precautions are met and the heating system is installed far away from anything flammable. Tenants can be troublesome especially when they know their rights so I want to make sure I’ll be up to date with my heating maintenance or perform the timely heating repair. If this was a property I am renovating or building from the ground up, I’d put in a radiant floor heating system that these town based heating dealerships do not sell much because the demand is few and far between. I would want my tenants to have the best heaters in the heating industry and have the most reliable heating provider ready for any heating tune up.
