The cooling system in my rental is a constant source of irritation, then first, I guess my renter is kind of whiny so it is not really the system’s fault.
- Second, the weather is quite intense in the south.
All of us get afternoons of 90-100 degrees & it is hard for even a good cooling system to keep up. Finally, the system is absolutely an old one & on its last legs. The air conditioner is typically either not turning on, hardly cooling or the rental house is super hot. My renter calls me just about every more than one weeks with an AC system. I used to call a Heating & A/C professional everytime & even the worker started telling me there was nothing she could do. The woman cleaned the whole system & put new coolant in it. I change out the air filter every time I go to my rental unit. I have gotten the wiring fixed, the condensate drain mucked out & cleaned the cooling coil. The AC system just isn’t able to do the task. I even added insulation to the rental home, black out blinds & put ceiling fans in every room of the house. My renter enjoys sending me pictures of her thermostat learning love 86 degrees. She enjoys calling me to tell me that she is dripping with sweat to death. I am not going to buy an air conditioner when I have one that will turn on. The moment the AC won’t turn on, she can have a new one. For now, I am doing all the repair I can.
