He won’t be happy by the shape of the house

Tomorrow my landlord is going to do a walk through of my place.

It has been three years and this will be the first time he looks over the apartment.

I think he wants to do a walk through since I haven’t re-upped my yearly lease. The guy is expecting that he will need to rent it out and wants to see what I have done damage wise. I really want my deposit back so I am trying to make the house look like it is in good shape. The problem is that my landlord was always terrible at answering my calls with anything wrong in the apartment. I have needed to fix a lot of things on my own like the dryer, dishwasher, stove and ice maker. The things I couldn’t fix have just gotten worse. The ceiling leaks in one spot and I called the landlord about it and heard nothing back. Now there is water damage on one spot of the ceiling. I also have complained bitterly about the cooling system not being cold enough and the heater smelling like burnt hair when it turns on. I have never had a HVAC contractor come to perform service on the unit. So most likely the HVAC unit is shot. The landlord better not charge me for a faulty HVAC system or ceiling damage because those are all on him. I have done what I can for the apartment. For the HVAC I have replaced air filters, cleaned the inside of it and leveled the outdoor air compressor. That was the extent of my knowledge.
