The rental AC just isn’t good

The a/c in my rental is a constant source of irritation.

First, I think my renter is kind of whiny so it is not really the system’s fault.

Second, the weather is quite intense in the south. We get days of 90-100 degrees and it is hard for even a good cooling system to keep up. Finally, the system is definitely an old one and on its last legs. The air conditioner is always either not turning on, hardly cooling or the rental house is super hot. My tenant calls me just about every two weeks with an AC system. I used to call a HVAC professional everytime and even the worker started telling me there was nothing he could do. The guy cleaned the whole system and put new coolant in it. I change out the air filter every time I go to my rental unit. I have gotten the wiring fixed, the condensate drain mucked out and cleaned the cooling coil. The AC system just isn’t able to do the job. I even added insulation to the rental home, black out blinds and put ceiling fans in every room of the house. My renter loves sending me pictures of his thermostat reading like 86 degrees. He loves calling me to tell me that he is sweating to death. I am not going to buy an air conditioner when I have one that will turn on. The moment the AC won’t turn on, he can have a new one. For now, I am doing all the maintenance I can.
